What we look for
Guidelines, not a checklist, for acquiring self-storage properties
- Property type
- Properties that are primarily self-storage. We also buy contractor and specialized storage, and self-storage-based multi-tenant and mixed-use properties. Room to expand is a plus. We also consider portfolio “orphans” and special or complex situations.
- Size
- Typically 200 or more units and 20,000 to 75,000 rentable square feet.
- Location
- Anywhere in the United States.
- Condition
- Stabilized properties, and value-add properties that would benefit from a new owner and capital to improve or expand.
- Sellers
- Founders, builders, portfolio owners, families, estates and individuals. Professional operators who are seeking realizations for their partnerships and funds, or exchanging into larger properties and portfolios.
Although we are highly disciplined investors and owners, we do surprise ourselves sometimes as we learn about the distinctive qualities of a situation in our conversations with a Seller. Let’s talk about your situation and financial goals.

We invest in what customers care about.
Capital is invested in the customer experience, and in expansion where the site allows. Lynwood plans to hold for the long term, with no exit deadlines.
How Lynwood operates
Four principles applied to self-storage investing
Building a portfolio to hold.
No fund or investment syndicate forcing a sale.
One decision-maker.
No Investment Committee to wait on or serve as an excuse to retrade a deal.
Fair across the table.
Sellers, brokers and customers have long memories.
Customers first.
Self-storage is a customer service business, not a cap-rate play.
We invest in relationships and conduct business by the Golden Rule, with sellers, brokers and customers, because relationships always result in future business and opportunities.
